Most leaking tiled balconies leak because water gets in through cracked grout, failed perimeter sealant, the door threshold or around balustrade posts. Once it's through, it soaks into the bed below the tiles and shows up as:
Sealing those entry points with epoxy is the least disruptive fix. If there's a failed membrane, poor falls (the floor doesn't drain away properly), a cracked screed or structural damage, regrouting won't fix it on its own. We inspect for this and tell you upfront.

Many of the balconies we treat are in apartment blocks, where the leak shows up in the unit below. In most buildings, balcony works need owners corporation approval first. We can provide a written scope and quote for the committee or strata manager.
Balcony work needs dry weather, both before and after. We'll book around the forecast and confirm how long to stay off the balcony while the epoxy cures.
